Hot water, from a boiler on a trailer

Most of what makes concrete look tired is greasy: tire film at the turn-in, drips where the car parks, the gray haze on a patio by the grill. Cold water pushes that around. Hot water breaks it down and rinses it out.

Our pressure washer is a large boiler-powered unit mounted on a trailer, so it heats the water right at your curb. The heat does the work instead of cranking up pressure on your concrete.

What we pressure wash

  • Driveways Tire marks, oil spots, sprinkler stains, and the dark film that builds up. See driveway cleaning and sealing in McKinney.
  • Patios Grill grease, leaf stains, and the gray haze by the back door.
  • Pool decks Sunscreen and buildup along the edge where people walk barefoot.
  • Walks and sidewalks Front walks, side paths, and the strip to the street.

We don't wash house siding or roofs. Concrete and masonry is the work.

How a visit goes

After the wash

Want it to stay clean? Seal it.

A wash brings the concrete back. A penetrating silane/siloxane seal keeps the next round of dirt on top, where a rinse can take it off. Once the concrete is dry, we come back for a second visit and apply it. That seal increases concrete lifespan 50–80% and lasts 5–10 years depending on foot traffic. It soaks in instead of sitting on top as a film, so the concrete still looks like concrete. Stay off it for 24 hours after sealing, including foot traffic.

Questions

Pressure washing questions

  • What towns do you pressure wash in?

McKinney is home base. We also pressure wash in Allen, Frisco, Plano, Prosper, Celina, Melissa, Fairview, Princeton, Anna, Wylie, Murphy, and Parker. We come to you; there's no walk-in shop.
  • How soon can you come out?

It depends on the week's schedule and the weather, so we don't promise a day before we talk. Most messages get a reply within 1 business day, and then we set a time that works around you.
  • Hot water or cold water: does it matter?

For a lot of concrete, yes. Cold water moves loose dirt. Hot water also breaks down oil, grease, and the grimy film that cold water tends to smear around, so we can lean less on pressure. For oil spots we add an enzyme cleaner. Old stains may lighten and still leave a shadow, and we say so on the quote.
  • Will pressure washing stripe or damage my concrete?

Stripes and etched lines usually come from too much pressure held too close, or uneven passes. We set the pressure and method to the concrete, not one setting for everything, and hot water does more of the work. Worn, patched, or older concrete can still show its own shade differences once it is clean. We point those out before we start.
  • How often should concrete be pressure washed?

There's no fixed calendar. Shade, trees, sprinklers, and cars decide it. Wash when you see a dark film at the turn-in, leaf stains on the patio, or sprinkler marks along the edges. A seal stretches the time between washes because dirt stays on top.
  • What does pressure washing cost?

It depends on the job, so there's no flat price. The main drivers are the size of the area, the surface, any oil or heavy staining, and whether you want clean-only or clean and seal. Call (469) 343-4010 or use Request a Free Quote, and we'll put together a clear estimate with no mystery line items.
  • Do you seal after pressure washing?

If you want it, yes. Once the concrete is dry, we come back and apply a penetrating silane/siloxane seal. That seal increases concrete lifespan 50–80% and lasts 5–10 years depending on foot traffic. Stay off it for 24 hours after sealing, including foot traffic. Clean-only is fine too.
  • Do you wash houses or roofs?

No. We stick to concrete and masonry: driveways, patios, sidewalks, and pool decks. Not house siding or roofs.
