Driveway cleaning and sealing in McKinney

R.E. Clean & Seal cleans concrete driveways in McKinney and nearby Collin County towns. Once the driveway is dry, we come back and apply a penetrating silane/siloxane seal that soaks in instead of sitting on top as a film. That seal increases concrete lifespan about 50–80% and lasts 5–10 years depending on foot traffic. Clean-only is fine too. Call (469) 224-1846 or request a free quote.

What a McKinney driveway is up against

North Texas sun bakes a driveway most of the year, and summer storms soak it fast. Sprinkler overspray leaves mineral and rust-colored marks along the edges. A daily driver drips oil where it parks. Tires leave dark film at the turn-in, and soil from beds and new landscaping washes across the slab after rain.

Bare concrete is porous, so all of that soaks in a little more each season. A wash brings the surface back. A penetrating seal keeps the next round on top, where a rinse can take it off.

Clean only, or clean and seal?

  • Sound slab, you just want it clean Clean only
  • Sound slab, you want stains and water to stay on top Clean, then seal once it is dry
  • Oil spots where the car parks Oil treatment first, then decide on a seal
  • Poured recently Clean if needed, seal later
  • Old glossy film peeling off We talk it through first; we don't seal over a failing film
  • Cracks or settling Clean only; sealer doesn't fix cracks
  • When cleaning alone is enough

If you want the driveway clean before a party, a listing, or just because, a wash is a complete job. Some owners clean first and decide on sealing later. That works.
  • When a seal is worth adding

A seal makes sense when the slab is sound and you want it to stay cleaner longer. A penetrating silane/siloxane seal increases concrete lifespan about 50–80% and lasts 5–10 years depending on foot traffic. Water beads and runs off. Stains have a harder time setting, and the next cleaning is easier. You won't see a shine. The concrete looks like concrete.
  • When we'll tell you to wait or skip it

New concrete needs to cure before a penetrating seal goes on. If the driveway has an old glossy film that is peeling, a penetrating sealer can't soak through it. If there are structural cracks or settling, a seal won't fix them. In each case we say so before you pay for anything.

How the job works (two visits)

Oil stains first

We treat oil with an enzyme cleaner and hot water from a boiler so it lifts out of the pores. Fresh drips usually come out. Old stains may lighten and still leave a shadow, and we will tell you that up front. We never seal over oil.

Questions

Common questions

  • Should I seal my driveway after washing it?

After a wash in McKinney, seal the driveway once it is dry with a penetrating silane/siloxane sealer. That seal increases concrete lifespan about 50–80% and lasts 5–10 years depending on foot traffic. It soaks into the concrete instead of sitting on it as a film. We wash, then come back to seal.
  • What kind of sealer do you use on driveways?

A penetrating silane/siloxane. It soaks in, stays breathable, and keeps the natural look and traction. We don't use shiny acrylic or epoxy films that can peel or get slick.
  • How long does a driveway seal last in North Texas?

A penetrating silane/siloxane seal lasts 5–10 years depending on foot traffic. We check with a water test: when water stops beading and starts soaking in, it is time for a fresh coat.
  • How long before I can park on a sealed driveway?

Stay off it for 24 hours after sealing, including foot traffic. We'll tell you when it's ready to park on.
  • What if it rains after sealing?

We book the seal visit for a dry window, and we only seal once the driveway is dry. That is why cleaning and sealing are two visits.
  • Can you get oil stains out before sealing?

Yes. We use an enzyme cleaner and hot water from a boiler. Old stains may lighten and still leave a shadow, and we say so on the quote. We don't seal over oil.
  • Will sealing fix cracks in my driveway?

No. Sealer doesn't repair cracks or settling. We point out what we find after the wash.
  • Do you do stamped or decorative driveways?

Yes. We clean them and can seal them with the same penetrating silane/siloxane. We don't apply wet-look acrylic films.
  • What towns do you serve?

McKinney (home base), Allen, Frisco, Plano, Prosper, Celina, Melissa, Fairview, Princeton, Anna, Wylie, Murphy, and Parker.
  • How do I get a price?

Call (469) 224-1846 or use Request a Free Quote. We ask about the driveway's size, any oil or heavy staining, and whether you want clean-only or clean and seal. The estimate lists what you are paying for, with no mystery line items.
