Commercial pressure washing + sealing

Commercial concrete cleaning and sealing in McKinney

We clean the concrete your customers, tenants and crews use every day: storefront entries, office walks, parking lots, parking garages, warehouse floors, dumpster pads, and single-story building exteriors. Hot water from a boiler on a trailer, with pressure and cleaner matched to the surface, plus an optional penetrating silane/siloxane seal.

Commercial jobs start at 1,000 sq ft.

Questions

Common questions

  • What does it cost?

It depends on the size, the surface, any oil or heavy staining, and whether you want clean-only or clean and seal. Call or text (469) 343-4010 or use the quote form, and we'll put together a clear estimate with no mystery line items.
  • Will pressure washing stripe or damage my concrete?

Stripes and etched lines usually come from too much pressure held too close, or uneven passes. We set the pressure and method to the concrete, not one setting for everything, and hot water does more of the work. Worn, patched, or older concrete can still show its own shade differences once it is clean. We point those out before we start.
  • How long after pressure washing can you seal concrete?

We wait about 48 hours of good, dry weather after pressure washing before we seal. The concrete needs to be fully dry so the penetrating sealer can get down into the pores. Rain or cool, damp days can push that back.
  • How long before you can park after sealing?

Stay off it for 24 hours after sealing, including foot traffic. We'll tell you when it's ready to park on.
  • Can you get oil stains out before sealing?

Yes. We use an enzyme cleaner and hot water from a boiler, and we don't seal over oil. If an old stain will leave a shadow, we tell you on the quote.
